Virginia Highland Bed & Breakfast Policies


Virginia Highland Bed and Breakfast is a small property where reservations are typically made well in advance. If your travel plans change and you must cancel or change your reservation, please note the following policies apply:


B&B Room Cancellation Policy:
  • To receive a full refund of your deposit, cancel or modify your reservation by email 10 (ten) days before your arrival date. Your cancellation will be acknowledged by email within 24 hours; if not, call to verify your cancellation has been received.
  • Travel insurance is recommended to avoid financial loss due to the unforeseen. InsureMyTrip.com
  • Guest is responsible for 100% of a reservation when cancellation is made within 10 (ten) days of arrival date. If we can re-book your B&B rooms, a full or partial refund will be made less a 10% processing fee.
  • No-shows will be charged 100% of the reservation price.
  • There is no price reduction for early departure after arrival or check-in.

Deposit Policy:
  • One night's stay will be charged to your credit card upon booking.

Minimum Stay Policy:
  • 2-night minimum stay policy. A $35 surcharge will be added to any approved one-night stay.
  • 3-night minimum stay policy for Emory Graduation, Mothers Day, Labor Day, Christmas, New Years. Rates vary for these high impact dates.
  • 6-night minimum for Americasmart (dates vary).

Check-In Policy:
  • Check-In: 3:00 PM -- Please notify us of your arrival time.
  • Check-Out: 11 AM

  • B&B room rates are per night and do not include 16% hotel taxes.
  • Not suitable for children.
  • No smoking, no pets.
  • Fee for non-returned keys is $125 to re-key house locks.
  • If management cannot honor a reservation for any reason, every effort will be made to find you comparable accommodations.
  • The owner is not responsible for the health and safety of tenants, their children, or their guests.



The Garden Getaway and Bungalow Hideaway units are private, no smoking, no pets, self-catering units with a departure cleaning fee due at check-in.

Garden Getaway and Bungalow Hideaway Deposit and Damage Policies:
  • A Reservation/Damage deposit will be charged to your credit card at the time of booking.
  • Your Reservation Deposit converts to a Damage Deposit at check-in, at which time all pre-existing damage must be recorded by guest and owner on the move-in walk through form provided by the owner.
  • The Damage Deposit will be refunded in whole or in part after housekeeping completes the departure cleaning after which the owner will inspect the unit for any damage not noted on the move-in walk through form. Owner will notify the tenant of the estimated cost of the repairs or replacements of such items.
  • Guest is responsible for any repair/replacement costs that exceed his Damage Deposit.

Garden Getaway and Bungalow Hideaway Cancellation Policies:
  • The Getaway and Hideaway apartments are private, non-smoking, self-catering units with a 2-night minimum stay and $95 departure cleaning fee.
  • $300 reservation deposit at time of booking converts to a refundable damage deposit upon check-in. To receive a refund of your $300 deposit, cancel or modify your reservation by email 30 days before your arrival date. Cancellation will be acknowledged by email within 24 hours; if not, call to verify your cancellation has been received.
  • Guest is responsible for 100% of a reservation when cancellation or change is made within the 30 days prior to their arrival date. If we can re-book your unit, a full or partial refund will be made less a 10% processing fee.
  • No-shows will be charged 100% of the reservation price.

Garden Getaway and Bungalow Hideaway General Policies:
  • The unit is for the sole and quiet use of registered tenants only.
  • Quiet gatherings shall not exceed six additional guests.
  • $35 per night, not to exceed 3 nights and 2 guests, is charged for each overnight guest approved by owner.
  • Sofas may never be used as beds.
  • Guests may not rearrange furnishings or change electronics without prior approval of the owner.
  • $20 per night charge for a 5th adult in Getaway Apartment.
  • The Getaway is suitable for children. The Bungalow Hideaway is not suitable for children.
Long-term Renters Must:
  • Pay first and last months rent at check-in. Monthly rent is due in full on the first of each month. Late rent incurs a 5% penalty for each late day not to exceed 3 late days; tenants leasing for 28 days or longer are not subject to Atlanta's 16% occupancy tax.
  • Put trash and recycling containers to curb on Sunday night and return them to driveway on the side of the home by Monday night.
  • Advise owner of absence from property that exceeds 3 nights.
  • Keep heat no lower than 66 degrees and air conditioning no higher than 73 degrees at all times.
  • Employ owner's cleaning service on a minimum bi-weekly basis on stays of 28 days and longer.
  • Keep pads on dining room table.
  • Report immediately any maintenance or repair issues in writing in addition to phoning owner and leaving a detailed message. Workmen only will be employed for non-emergency repairs.
  • Show proof of ID, rental history, renters insurance and health insurance at check-in. Must restore the home to its original condition and take out trash and recycling at check-out.
  • Bungalow Hideaway guests may not use fireplace without prior permission and instruction by owner.
  • Garden Getaway guests may not put anything down toilets other than human waste and toilet paper. Any damage to up flush system from wipes or other unsuitable products will be the responsibility of the guest to pay for repair or replacement of up flush system.
  • Subletting of either property is not allowed.
  • The owner is responsible for yard maintenance and the timely payment of utilities to include water, gas, electricity, garbage, Comcast services: basic cable, wi-fi, land line (for faxes only). Guest is responsible for payment of any excessive utility overages.
  • The owner is not responsible for the health and safety of tenants, their children or their guests.
  • If management cannot honor a reservation for any reason, every effort will be made to find you comparable accommodations.
